Growthpoint Parking Basements

Background

Growthpoint Properties Limited is the largest property investment holding company listed on the Johannesburg Stock Exchange. Growthpoint's extensive portfolio comprises of retail, commercial office and industrial properties.

There was excessive water ingress into the basement causing subsequent concrete deterioration and damage to its contents.

Based on their reputation, it was imperative that they ensure their buildings are waterproofed professionally and that they will stand the test of time. It was therefore decided that these basement areas be waterproofed from the underside of the basements to mitigate any disruptions to the tenants and to avoid unnecessary civil excavations, and downtime to the general operations of the building and their tenants.

Solution

The recommended waterproofing application was to access the leaks from below (from the underside of the slab) using Kryton Crystalline Technology.

The Krystol Leak Repair System used on this project including the Krystol T1® Waterproofing System contains Krystol Technology. When applied to concrete, Krystol chemically reacts with water and un-hydrated cement particles to form insoluble needle-shaped crystals that fill capillary pores and micro-cracks in the concrete and block the pathways for water and waterborne contaminants. Any moisture introduced over the lifespan of the concrete structure will initiate crystallization, ensuring permanent waterproofing protection.
